Austin’s Belterra Neighborhood Profile

The Belterra neighborhood, located in southeast Austin, spans 1,600 acres in the Texas Hill Country and is considered one of the areas premier master-planned communities. The Home Builder’s Association named Belterra the “Best Overall Community in Austin” in 2004 due to its wealth of amenities and family-friendly atmosphere.

The Belterra subdivision is bordered by Highway 290 on the north, Sawyer Ranch Road on the west, and Nutty Brown Road on the east. The neighborhood is an ideal home for those who work downtown, as it’s only a short, 20-minute drive away. The area is known for its natural beauty and sweeping views of the surrounding area. More than 400 acres of Belterra are reserved for open space where it’s common to see live oaks and native wildlife.

It’s common to find large single-family homes in the neighborhood that were designed by some of the city’s well-known builders. Prospective home buyers can expect to pay between $200,000 and $500,000 for a home. In 2009, the average home sale price was $295,000. The neighborhood is an excellent spot for families, as the neighborhood association holds events throughout the year. The events like book clubs and movie nights – are designed so residents can spend time with their own family while getting to know their neighbors.

Miles of trails weave through the neighborhoods that are perfect for hikers, runners, and bikers alike. The youngest members of the family will enjoy the many parks that feature playgrounds, creeks and trails. Residents will also enjoy plenty of opportunity for recreation including the impressive recreational center that offers a playground, sport court, Jr. Olympic lap pool and a family wading pool.

Children living in the Belterra neighborhood will attend schools that are part of the Dripping Springs Independent School District. This includes Dripping Springs Middle School and High School, as well as the recently built Rooster Springs Elementary. It’s recognized throughout the state for its excellent education and is just minutes away from the neighborhood. For the younger members of your family, there are several daycare centers within a few miles of the neighborhood including Country Home Learning Center, The Children’s Courtyard, and Bright Horizons.

Although residents are a drive from downtown, there are plenty of conveniences nearby for them to take advantage of. Escarpment Village in the nearby Circle C Ranch neighborhood is a popular shopping area that offers upscale retail and dining venues. There is also a Target and Wal-Mart at US 71 and MoPac, which is just a short drive away.
